Recent Condo Sales: LTD (Downtown Toronto)

As a follow-up to last week's report on condo sales at Malibu at Harbourfront, we'll head downtown to explore recent sales at LTD, located at 15 Bruyeres Mews in Toronto's waterfront by Malibu Investments.


Located near Bathurst and Lake Shore, LTD is the second phase of a two-part development.  This building offers residents a variety of amenities including a theatre, billiards room, boardroom and outdoor terrace.

In the past 60 days, three units were reported sold at LTD, from $255,000 for a 1-BR unit to $355,000 for a 1+Den suite.

In this time, six units were also reported leased, ranging from $1,525 for a Studio suite to $2,100 for a 2-BR unit.

This week, we'll head downtown to explore recent condo sales at Malibu at Harbourfront, located at 600 Fleet Street in Toronto by Malibu Investments.


Located near Bathurst and Lake Shore, Malibu is the first phase of a two-part development.  This building offers residents a variety of amenities including concierge, fitness centre, indoor pool, guest suites and party room.

In the past 60 days, nine units were reported sold at Malibu, from $189,500 to $207,000 for a Studio-style suite.

In this time, four units were also reported leased, ranging from $1,125 for a Studio suite to $2,000 for a 2-BR unit.

What's the Latest Word on Canary District Condominiums?

For all you folks who have been asking for updates on the new Canary District Condominiums, we have an update!

Construction on this project is well underway, with cranes scheduled to be erected on-site at the first two market buildings next month.

Plans for the surrounding neighbourhood have been initiated, with road infrastructure work and redevelopment in progress.  Community amenities are on track for completion including the YMCA and George Brown College, to be completed in Spring 2013.

According to Urbanation and Realnet, Canary District's initial release had the highest amount of units sold of downtown Toronto projects launched in June.

Recent Condo Sales: Zip Condos & Lofts (Downtown Toronto)

This week, we'll head downtown to explore recent condo sales at Zip Condos & Lofts, located at 80 Western Battery Road in Toronto's Liberty Village by Monarch.


Zip Condos & Lofts offers residents an impressive range of amenities.  An entertainer's dream, the building houses a party room, sports lounge, cyber lounge and theatre room.  For the more active-minded, there is also a fitness room and indoor pool.  A 2-storey pedestrian bridge linking Zip to Battery Park in addition to guest suites and a car wash bay up the convenience factor.

In the past 90 days, eight units were reported sold at Zip, from $280,000 for a 1-BR unit to $446,500 for a 2-BR suite.

In this time, four units were also reported leased, ranging from $1,350 for a 1-BR suite to $2,200 for a 2-BR unit.  A furnished 2-BR of similar size was rented for $2,600.

EXPO City Groundbreaking Ahead of Schedule


Prompted by strong sales, this groundbreaking event puts the project ahead of schedule.

“We unveiled the EXPO project in August 2011 and are honoured with the opportunity to break ground less than a year later and mark the beginning of construction for the new VMC,” says Peter Cortellucci, VP of Cortel Group.

With occupancy set for Fall 2015, Expo City will transform over 400 acres of commercial and industrial space into a metropolitan hub known as Vaughan Metropolitan Centre.  The community includes a blend of retail, entertainment, hotel, office, convention, and cultural centers and will become the effective gateway to the GTA.

In addition, the TTC is in the process of expanding its Spadina line up to Highway 7 with six new stops, the last of which will be the Vaughan Metropolitan Centre.   Highway 7 will also be transformed into a tree-lined avenue with dedicated VIVA Rapid Transit bus lanes converging at the Vaughan Metropolitan Centre.

If you are interested in the project, Expo City Phase 2 is available from the mid-$200,000's to the high-$500,000's with suites ranging from 676 sq ft to over 2,000 sq ft.
