Recent Condo Sales: Ultra Ovation (Mississauga)

This week, we'll head west to MIssissauga to explore recent condo sales at Ultra Ovation, located at 330 Burnhamthorpe Road near Confederation Pkwy by Tridel.

Like many of Tridel's other condos, Ultra Ovation offers residents a range of amenities including 24-hour concierge, fitness centre, indoor pool and party room with caterer's kitchen.

In the past 90 days, nine units were reported sold at Ultra, from $237,500 for a 1-BR unit to $500,000 for a 2-BR suite.

In this time, 16 units were also reported leased, ranging from $1,280 for a 1-BR suite to $2,750 for a 2+Den unit.

Condo Sales at ONYX (Past 30 Days)

This week, we're heading west for a closer look at ONYX Condominiums, located in Mississauga's popular City Centre.

Completed last year by Davies Smith Developments, this condo is located near Hurontario and Burnhamthorpe.  The building offers its residents a variety of activities including specifically tailored health, fitness and recreation programs ranging from aqua fitness class to pilates

In the past 30 days, five units sold at ONYX Condominiums, from $251,000 for a 1+Den unit to $370,000 for a 2+Den suite.  These properties spent an average of 24 days on the market.

In this time, six units also leased in this building, ranging from $1,325/mo for a 1-BR unit to $1,750/mo for a 1+Den suite.

This week, we're heading west for a closer look at Esprit condos, located near Eglinton Ave W and Hurontario St in Mississauga.

Located near public transportation and major commute arteries including Hwy 403, residents at Esprit enjoy easy access to restaurants, banks, groceries, cinema and shopping at nearby Square One Shopping Centre and various retail plazas.

One condo unit also leased at Esprit during this time at a monthly rate of $1,225 for a 1-BR unit.  This rental property spent 31 days on the market.

This week, we're heading west to Mississauga for a closer look at Conservatory Group's Universal Condominiums, completed in December 2008.

Located beside Square One and Mississauga's City Centre, this high-rise tower offers plenty of local amenities, including shopping, restaurants and ease of access to major commute arteries.  The building's unique lifestyle amenities include a fitness centre with indoor swimming pool, bowling lanes and a home theatre.

In the past 30 days, a total of two units have sold at Universal Condominiums with prices ranging from $270,000 for a 2-BR unit of 816 sq ft to $317,000 for a 2+Den suite over 900 sq ft. These properties spent an average of 13 days on the market.

A total of three units have also leased at Universal Condominiums during this time, with rents ranging from $1,300 for a 1+Den unit to $1,550 for a 2-BR suite.

Condo Sales: The Past 30 Days at Absolute Condos

This week, we're heading west to Mississauga's happening City Centre for a closer look at Absolute Condos by Cityzen and Fernbrook Homes, located at the northeast corner of Hurontario and Burnhamthorpe, just south of Hwy 403.

This acclaimed development features five high-rise buildings, including its two highly-anticipated "Marilyn Monroe" towers that are currently under construction.

In the past 30 days, a total of nine units have sold at Absolute Condos:

 

• 90 Absolute Ave (Phase 1) - No units were sold;
  
  
• 70 Absolute Ave (Phase 2) - Seven units were sold with prices ranging from $241,000 for a 1+Den to $385,000 for a 2+Den. These properties spent an average of 21 days on the market;
  
  
• 80 Absolute Ave (Phase 3) - Two units were sold with prices ranging from $257,000 for a 1+Den to $280,000 for a 2-BR suite.  These properties spent an average of 17 days on the market.
  
  

Nine units were also leased at Absolute Condos in the past 30 days:

• 90 Absolute Ave - Five units were leased, from $1,300 for a 1+Den to $1,530 for a 2-BR unit.  These rentals spent an average of 19 days on the market;
  
  
• 70 Absolute Ave - A 3-BR suite leased for $1,850 after 2 days on the market;
  
  
• 80 Absolute Ave - Three units were leased, from $1,650 to $2,200 for a 2+Den.  These rentals spent an average of 31 days on the market.

Condo Sales: The Past 30 Days at One Park Tower

This week, let’s head west to Mississauga’s City Centre for a look at Daniels Corporation’s One Park Tower.

Completed in Summer 2008, One Park Tower’s classically-inspired gothic façade features soaring arches and gargoyle accents. The development embraces an active lifestyle, neighbouring Mississauga City Centre’s popular Square One Shopping Centre along with a wide variety of other dining, entertainment and sports venues.

In the past 30 days, a total of eight units have sold at One Park Tower with prices ranging from $222,000 for a 1-BR suite to $312,000 for a 2+Den unit of 565 to 961 sq ft, respectively. Five units were also leased over the past month, from $1,425 for a 1+Den to $1,700 for a 2+Den.

Of these units, those for sale spent on average 28 days on the market while those for lease spent on average 6 days.

If you’re wondering how property values have held up over the past couple years, a 1+Den that sold in March 2009 resold earlier this year for $40,000 more than it did a year prior, while a 1-BR unit that sold in December 2008 resold this past summer for $13,000 more than it did almost two years ago.
