Hints and Tips: Furniture that Fits

This warm weather can mean only one thing... spring!  While this season is usually synonymous with clearing the clutter - hence, spring cleaning - for many, it's also a big time for moving or new furniture purchases.

Just a friendly reminder that as you plan your big day or check items off your shopping list,  you'll need to ensure that your condo's moving elevator is available and booked for any large deliveries.  You'll also want to double-check that existing or new furniture can fit through your building's elevators, doorways and corridors.

We've witnessed and heard enough horror stories to know that a little proper planning can go a long way.  Be prepared and save yourself the heartache of realizing too late that your brand new, custom-ordered sofa can't be maneuvered through the twists and turns of your condo's narrow hallway!

Revisit: Condo Sales at Legacy at Heron's Hill (North York)

By special request this week, we're revisiting Monarch's Legacy at Heron's Hill, located near Sheppard Avenue E. and the DVP/404 in North York.

We first had a look at this development last September, not too long after its completion in early 2011.  Now almost six months later, how have market values and activity in this popular condo changed?

In the past 90 days, 10 units were reported sold at Legacy at Heron's Hill, from $200,000 for a Studio unit to $403,000 for a 2+Den suite.  A 1-BR suite started from $229,800.

In this time, four units were also reported leased in this building, ranging from $1,250/mo for a 1-BR unit to $1,800/mo for a 2-BR suite.

You may find it interesting to compare these stats with those from our earlier report.

This high-rise condo development offers residents a host of convenient amenities including a fully-equipped gym, party room, theatre, car wash, guest suites and a free shuttle service to Don Mills subway station at nearby Fairview Mall.

Famous Faces at Festival Tower Penthouse

Last night, we attended Famous Faces in Exquisite Places, a photography exhibit by world-renowned celebrity photographer George Pimentel

The event, which also served as an open house for the the last available penthouse suite at Daniels' Festival Tower, was quite a treat.  We were privy to not only the iconic artwork that is Pimentel's star photography, but also to the luxury of incredible views and great finishes offered by Daniels' in their final remaining penthouse.

The 2-BR suite, just over 2,200 sq ft with a balcony of over 400 sq ft, boasted 10-ft ceilings and floor-to-ceiling windows.  With its dark hardwood flooring and clean, white aesthetic, it appeared to be the perfect gallery for the beautiful black and white images displayed throughout the space.

If you're interested in this suite or any of the other remaining units at Daniels' Festival or Cinema Towers, click here or contact Baker Real Estate for more info.

George Pimentel's photos will be on exhibit until April 1st.

Follow the jump for more photos from the event.
