Condo Cooking: Quick & Simple Recipes for the Condo Lifestyle

With the holidays just around the corner, there's bound to be plenty of occasion to entertain.  So, what better time to promote our new Condo Cooking feature?  Twice a month, we'll feature a new recipe from a local Top Chef.

Condo Living...with a Baby?


When one thinks of condo living, a certain image typically comes to mind: a carefree, secure and convenient lifestyle for students, young professionals, or retirees.

For many, the thought of babies and young children is often furthest from the mind.

But why is this?  With so many advantages to condo living, it's mind-boggling that don't hear more about the pros of condo living with a baby.
 
We recently talked to some new mamas and papas to find out why they've opted for condo living, and what they love about this lifestyle as new parents.
 
Here are just some of the (often overlooked) benefits:
 
  • Low maintenance.  Not only is exterior work to windows and common areas such as hallways, walkways, garage and other amenities taken care of for you, but living areas are typically smaller and often one-storey -- that means less housework and more quality time with your little one.
  • Easy diaper disposal.  Convenient garbage chutes and unlimited waste disposal means that you can get rid of smelly packages as often as you need, on your schedule -- not the city's.  As such, you may even eliminate the need for a diaper genie!
  • Effortless travel.  With the luxury of elevators and underground garages, you can go from door-to-door in a snap!  The option of transporting baby via stroller will spare you from the back-breaking pain of having to lug a heavy car seat or carrier, while an indoor garage will save you and your bambino from harsh weather conditions.
  • On-site fitness facilities.  New mamas who are looking to get back into shape post-pregnancy will find that in-house gyms, swimming pools - perhaps even tennis courts, indoor tracks and more - can mean quick and convenient workouts (that is, when they can find a spare block of time!)
  • Convenient on-foot access to neighbourhood amenities.  If you're lucky enough to have direct mall access from your condo - e.g. to Empress Walk from The Pinnacle or to Fairview Mall from Emerald City - you can bring your baby on an errand run or leisurely stroll with ease (and without having to worry about the weather!)  Even without direct mall access, many condos today are situated within walking distance of amenities such as banks, shops and restaurants, eliminating the need to get in and out of a vehicle.
  • Condos have outdoor spaces, too.  While some house-dwellers will harp on the fact that condos aren't conducive to backyard siestas, condos do offer plenty of options for those seeking fresh air.  Apart from private balconies and terraces, many condos offer some type of outdoor space such as roof gardens or outdoor terraces.  In addition, many condo buildings are situated within short walking distance to local parks and public green spaces.
  • Affordable living in the city.  Need we say more?  With the continual climb of real estate prices, condo units are a relatively affordable option in general, and more particularly for those who aren't ready for suburbia.  For parents with offices in the city, this can also mean less commute time and more family time.
Of course, every coin has two sides and we realize that condo living with a baby may have its drawbacks for some.  We just think this is a pretty swell list of pros!  Perhaps these factors will help to tip the scale towards condo living for new parents?

Yorkville Plaza VIP Preview Event at The Four Seasons Hotel

We recently attended Camrost-Felcorp's VIP Preview Event for The New Residences of Yorkville Plaza, coming soon to the legendary Four Seasons Hotel in Toronto's prestigious Yorkville.


This iconic address - host to many high-profile movers and shakers throughout the past few decades - will soon be revamped into distinguished pied-a-terres and residences.

During the Preview, seven different models were available, each named after first-class international cities such as Paris, Shanghai and of course, Toronto.  At this time, suites ranged in size from 370 sq ft studio-style units to 1,015 sq ft 2-BR units.  Prices started from $344,900, including lockers, while parking was available to purchasers of larger suites for an additional $73,500.

Daniels Treats Cinema Tower Purchasers with a Feast for the Senses

While the festivities are now over, we're still reveling in our memories of TIFF 2011.  One of our fonder memories belongs to Daniels' recent Red Carpet Gala which kicked off the week's festivities for purchasers of Cinema Tower.

This classic Hollywood-themed event was definitely a feast for the senses!


Attendees were greeted in true "celebrity" style as they pulled up to the valet parking where, of course, droves of paparazzi were waiting with cameras.  As with real stars, these cameras continued to follow guests down the iconic red carpet to the quintessential press backdrop.

Once the VIP guest list was cleared (check!) guests were then welcomed into the lively party with non-stop food and drink, including delicious hors d'oeuvres and even custom-created signature beverages that were served at the open bar.  A classic concession stand offered candy bars, popcorn and other confectioneries, while a live DJ spun the latest music.

It was great to see future residents and investors of Cinema Tower condos mingling happily in anticipation of the main event: an incredible live pyrotechnic performance by three aerialists suspended from one of the site's actual construction cranes.

Oh, and as if that weren't enough, purchasers were also treated to free tickets to an exclusive film screening at Roy Thompson Hall.

One word:  Wow.

If there's one thing we know for sure, it's that Daniels knows how to treat their clients.  This is one builder that clearly lives up to their tagline:  Love where you live.

Celebrating the launch of Vaughan's EXPO City!

Hundreds gathered on Wednesday to celebrate the launch of Vaughan's EXPO City, a community by Cortel Group, and the first residential development of a 300-hectare transformation in Vaughan.

The new master planned community will include an expansion of the TTC's Spadina line up to Highway 7, adding six new stops to link Vaughan residents to downtown Toronto.

Set for completion in 2014, the first EXPO tower will be a 37-storey building with suites ranging from 527 sq. ft. to 2088 sq. ft. and priced from the mid-$200,000's to over $1M.

Decorating Dilemmas in Rental Units


When it comes to condo rental units, one commonly asked question is whether a tenant can decorate the unit: what can and cannot be done.

If you're a landlord and you have concerns about your tenant making aesthetic changes in your rental unit, this can be addressed by writing specific limitations into the lease agreement.

Typical considerations may include:

  • whether the mounting of televisions, artwork or other items is allowed in the unit, and how such changes should be dealt with when the tenant vacates (e.g. must be returned to its original state);
  • whether the painting of walls is allowed in the unit, and how such changes should be dealt with when the tenant vacates (e.g. must be returned to its original colour);
  • for furnished units, whether furniture can be moved around or removed from the unit.

Remember, it doesn't hurt to protect your interests but it's wise to be reasonable and fair in doing so.  Step into your tenant's shoes for a moment and ask yourself what your expectations would be if you were in their position.  You'd likely want to make your new home feel just that way - like your home, right?   Keep that in mind when negotiating the terms of your contract; you don't want to risk losing a good potential tenant over what may be a minor issue that can easily be addressed!

Condo Living: Downsized Space, Upsized Self-Awareness?

Moving from a house into a condo has its perks, but the transition can mean a culture shock for many.  Ellen Alban, a recent condo convert, shares her account with us as she begins to experience the condo lifestyle and adjust to some of its quirks!

The first day I moved into my new condo my life as I had known it changed dramatically.

In my former home I could be cranky, loud, and generally obnoxious and no one would know anything about my ornery moods. I could dress as I pleased in any old thing and no one would see, hear, or care about my appearance. 

On the other hand, in my new condo I discover that my threadbare pink bathrobe and my faded pink mules would not be suitable for taking out my puppy at 7:00 in the morning. Wearing this ancient get-up I must pass the concierge desk and often scare the wits out of them. 

But alas, other issues must be considered. How would my aforementioned morning attire be received by those perfectly pressed and polished people in the elevator with me at that hour? I must smile and say good morning, even though my high voltage bed-head and no makeup are a noticeable source of shock for my fellow riders, I must not be self-conscious. I must still say good morning and hope that they are too tired to notice too much about me. I do run a grave risk of being reported to the powers that be, the building manager. The charge—reckless and inappropriate clothing, thus a major violation of condo corp. 2276487’s rules and regulations, which state clearly the following: it is not permitted to enter any public area without suitable makeup, hair and fashionable attire. Does this apply to men as well? Must they too look sharp for the elevator ride to G at 7:00 am? I certainly hope so. Does this also mean that my appearance on a normal bad hair day is grounds for a stern reminder about building protocol? Can I use Halloween as my raison d’etre for my imperfections in October? 

In order to resolve the situation a meeting must be called. The board of directors and the rules committee have too much to do. 

In the meantime, a full-length coat, huge dark glasses, a wide brim sunhat and my laundry white Nike runners might be my temporary solution. I hope it works!!

She does all this in spite of the fact that she has been living with Parkinsons Disease for 16 years. Ellen is an optimistic, humorous writer who good naturedly pokes fun at herself, often hearing from her readers  that the very same events happened to them as well. Ellen has been married to her husband Henry for forty one years. They have two adult children.

Non-Resident Condo Buyers & Sellers

As discussed in our previous post on closing costs for condo buyers, purchasing or selling a condo involves a number of costs above the actual purchase price, such as property tax and condo fee adjustments, legal fees and disbursements, and Land Transfer Tax and document registrations.

If you are not a Canadian resident, there are also some additional concerns.

Warning: tax law ahead.

Canada has tax treaties with many other countries, so that taxes are only paid once.  However, in order to ensure that taxes are properly paid, the Income Tax Act provides that non-residents must surrender a portion of non-business income, as well as a portion of the proceeds on the sale of any capital property (unless the non-resident obtains a tax clearance certificate before selling the property), in order to cover potential tax liabilities.

As a non-resident condo buyer, there would be no additional initial cost to purchase simply because of being non-resident, although there are higher minimum down payments required.  However, if you are buying the condo as an investment, and intend to rent it out, you will have tax withheld on an ongoing basis on the rental income.

As a non-resident condo seller, you would have to set aside enough of the sale proceeds to cover the capital gains tax. You could need to set aside as much as 25% of the sale proceeds for withholding tax; obtaining a clearance certificate can take as much as four months.

There are no bars to non-residents purchasing property in Ontario, but you would be wise to speak to both a lawyer and an accountant before buying in order to be sure that it is the right investment for you, and well in advance of selling to ensure that you can get your sale proceeds promptly.

Shopping for a Condo: The Latest Trend

For many, one of the biggest drawbacks to buying a condo 'blueprint' is the inability to really picture what your unit might actually look like, once built.  This is particularly true for new construction first-timers.

3D Condo Explorer now offers a solution to this problem, bringing Virtual Reality Technology (VRT) to the sales offices of new home builders.  The company provides custom‑built, touch‑driven technology to the sales floor, allowing for 3D simulation and exploration of new projects.

Rather than relying on their imagination, potential buyers now have access to a virtual walkthrough showcasing everything from interior finishes, available unit upgrades, or views of units in different seasons and times of the day.  Buyers can also interact with Google for panoramic views of the surrounding area and neighbourhood amenities.

We love this concept!  Could this be the next trend in condo shopping?  It certainly sounds like it'll make purchasing decisions that much easier for new home buyers.

Great Gulf Breaks Ground at One Bloor

Last Friday, Great Gulf Homes celebrated the groundbreaking of One Bloor, the flagship condominium residence situated at the crossroads of Yonge and Bloor. Occupancy is slated for December 2014. The project, now 85 percent sold, will rise to 70 storeys in height with a total of 732 suites.

For those interested in this project, available Tower Suites range in size from 530 to 1,727 sq ft, priced from $511,990 to over $1.7 million. Two-Storey City Suites ranging in size from 1,059 to 1,659 sq ft are also available, priced from $688,990 to over $1.1 million.
