Recent Condo Sales: LTD (Downtown Toronto)

As a follow-up to last week's report on condo sales at Malibu at Harbourfront, we'll head downtown to explore recent sales at LTD, located at 15 Bruyeres Mews in Toronto's waterfront by Malibu Investments.


Located near Bathurst and Lake Shore, LTD is the second phase of a two-part development.  This building offers residents a variety of amenities including a theatre, billiards room, boardroom and outdoor terrace.

In the past 60 days, three units were reported sold at LTD, from $255,000 for a 1-BR unit to $355,000 for a 1+Den suite.

In this time, six units were also reported leased, ranging from $1,525 for a Studio suite to $2,100 for a 2-BR unit.

Construction on this project is well underway, with cranes scheduled to be erected on-site at the first two market buildings next month.

Plans for the surrounding neighbourhood have been initiated, with road infrastructure work and redevelopment in progress.  Community amenities are on track for completion including the YMCA and George Brown College, to be completed in Spring 2013.

According to Urbanation and Realnet, Canary District's initial release had the highest amount of units sold of downtown Toronto projects launched in June.

EXPO City Groundbreaking Ahead of Schedule


Prompted by strong sales, this groundbreaking event puts the project ahead of schedule.

“We unveiled the EXPO project in August 2011 and are honoured with the opportunity to break ground less than a year later and mark the beginning of construction for the new VMC,” says Peter Cortellucci, VP of Cortel Group.

Here are some pictures from the event:

With occupancy set for Fall 2015, Expo City will transform over 400 acres of commercial and industrial space into a metropolitan hub known as Vaughan Metropolitan Centre.  The community includes a blend of retail, entertainment, hotel, office, convention, and cultural centers and will become the effective gateway to the GTA.

In addition, the TTC is in the process of expanding its Spadina line up to Highway 7 with six new stops, the last of which will be the Vaughan Metropolitan Centre.   Highway 7 will also be transformed into a tree-lined avenue with dedicated VIVA Rapid Transit bus lanes converging at the Vaughan Metropolitan Centre.

If you are interested in the project, Expo City Phase 2 is available from the mid-$200,000's to the high-$500,000's with suites ranging from 676 sq ft to over 2,000 sq ft.

Paintbox Condos Quilt Unveiling Another Step Towards Regent Park Revitalization

Many gathered at Paintbox Condos last week to witness the unveiling of a "fabric narrative" quilt in its new home at the lobby of the condo.

The quilt, completed by four exceptional women from the Regent Park Women and Families Quilting Group, took approximately 870 hours and more than 10 months to complete, measuring 90” wide and 77”  high.

It was designed to capture the essence of Regent Park's rich past and shining future, and tells a revitalization story through a love poem.

This celebration marks another step in the revitalization of Regent Park, as the City of Toronto and The Daniels Corporation rebuilds the neighbourhood for 12,500 residents over 15 years.

MOD Developments Celebrates Grand Opening of Massey Tower

Last night, MOD Developments celebrated the launch of the Massey Tower Presentation Centre, which will be open to public starting this weekend.

Located at 197 Yonge St,  the new Massey Tower will occupy the historical Bank of Commerce Building.  MOD will completely restore the four-storey portion of the bank, transforming it into Massey Tower’s elegant new lobby.

Described as "Toronto’s Heritage Landmark Combine Classical with Contemporary Design", another noteworthy feature is its fantastic location.

Hundreds Gathered for RCMI Cornerstone Unveiling

Today, the Royal Canadian Military Institute (R.C.M.I.) and Tribute Communities unveiled the cornerstone for the new home of the R.C.M.I. and The Residences at R.C.M.I. on University Avenue.

The new cornerstone is placed at the base of the iconic 42-storey tower to preserve the legacy of the original R.C.M.I. headquarters on this heritage site.

Hundreds gathered for the event, with a pipes and drums massed band marching on University Avenue, and the unveiling by the Governor General David Johnston.


Construction is well underway for the building (currently on the sixth floor) with tentative occupancy slated for June 2013.  For more details about the project, please click here

Recent Condo Sales: 83 Redpath (Yonge & Eglinton)

This week, we'll head to Toronto's popular Yonge and Eglinton neighbourhood to explore recent condo sales at 83 Redpath by The Benvenuto Group.

With last week's launch of the new Canary District and groundbreaking ceremony for the first condominium in the neighbourhood, it's clear that development in the area quickly accelerating.

In the past 90 days, eight units were reported sold at Uptown Residences, from $385,000 for a 1-BR unit of just under 500 sq ft to $700,000 for a 2-BR suite of just over 950 sq ft.

In this time, 31 units were also reported leased, averaging around $1,725 for a 1-BR unit under 600 sq ft to $9,200 for a 2-BR suite of 2,500 sq ft.

Video Tour: Flaire Condos at Shops at Don Mills (Sales Centre)

We recently had the pleasure of chatting with Johnson Cheng, Sales Manager for Flaire Condos, to find out just what it is that makes this new condo at Don Mills and Lawrence so unique.

Flaire Condos, to be built jointly by Cadillac Fairview and FRAM Building Group, is the latest addition to Cadillac Fairview's master-planned community The Shops at Don Mills.  It is also the much anticipated follow-up to Reflections and LivLofts.

Flaire Condos is the third building to be part of Toronto's finest open air village, The Shops at Don Mills, which will ultimately be home to 2,500 new residential units.  The community "offers people a place to live, work, and play" says Cheng.  "It is like a Yorkville environment, but without the hustle and bustle of downtown traffic."

In this time, five units were also reported leased, averaging around $1,230 for a 1-BR unit to $1,750 for a 2-BR suite.

RISE Condos Celebrates Fashion at On The Rise

Earlier this week, we had the pleasure of attending the final installation of RISE Condominiums' On The Rise, a three-part event at the RISE Presentation Centre at 501 St Clair West near Bathurst.

On The Rise celebrates young, up-and-coming businesses and this particular event was no exception, themed The Business of Fashion.

This intimate soiree featured the latest in cutting edge style from acclaimed Canadian fashion designers Evan Biddell, Shawn Hewson and Lucian Matis, and was hosted by Robin Kay, President of the Fashion Design Council of Canada and Executive Director of World MasterCard Fashion Week.

RISE Condominiums' beautiful Presentation Centre was the perfect backdrop to the evening's exciting fashion shows (yes, there was a runway!) and also made for a unique showroom for the designers' pop-up shops.

Champagne and Dutch Dreams' divine Chocoholic / Red Velvet ice-cream

A never-ending flow of bubbly and divine ice-cream sundaes from Dutch Dreams were the perfect treat to top off an already sweet event!
